Construction management services were provided for the conversion of this classic, 12-story garment district factory to an office building. Each of the large floors (10,000 to 13,000 square feet) benefits from adaptable, open layouts; continuous bands of newly installed windows and individually controlled, self-contained air conditioning and ventilation systems. A new elegant lobby incorporates marble and bronze finishes, full height glass entrances and custom lighting in an inviting, contemporary design. The two main elevator cabs were completely replaced using design cues from the lobby along with rich colors complementary to its restored original finishes.
4 Union Square South, 41 West 14th Street, New York, NY
Initially provided preconstruction services and then construction management services for the base building renovation of a vacant, 230,000 square foot, seven-level, "city-mall" retail building owned by Vornado Realty. This former, single tenant retail building was converted into a modern, multi-tenant retail facility. Major tenants include Whole Foods, Forever21, Filene's Basement and DSW (Designer Shoe Warehouse).
The buildings entire facade was removed and replaced; the 14th Street facade incorporates a new, two-story high-end storefront with marble column enclosures. Also included a new two-story, glass atrium lobby featuring a pair of new escalators which transport customers from the 1st floor to the 3rd floor.
Also included in the scope of work were extensive structural modifications to steel and concrete structures, interior demolition, as well as major changes to the existing vertical transportation system to accommodate multiple users including the addition of elevators, escalators and loading docks. The mechanical systems including, heating, ventilation and air conditioning systems, plumbing, sprinklers and electrical distribution were converted to support multiple users.
