2868 Webster Ave is the second phase of Douglaston Development’s ground lease project with the New York Botanical Garden (NYBG) in the Bedford Park neighborhood of the Bronx. Directly adjacent to Phase I, Phase II will be a newly constructed, 12-story, 277-unit, mixed-use, affordable multifamily building.

The building will total 250,000 square feet and include 8,000 square feet of ground floor retail space. This retail space is anticipated to be combined with the 12,000 square feet of ground floor retail space in Phase I to create a single 20,000 square foot fresh food grocery store for the community. The residential portion of the building will house families earning up to 80% of the area median income and include on-site social services, laundry facilities, a fitness center, parking, and green roofs.
