Hampton Court, completed in 2004, was the first 80/20 apartment complex north of 86th Street in Manhattan. The mixed-use development was made possible through the tax-exempt bond financing provided by the New York State Housing Finance Agency. It benefits from HPD inclusionary zoning, HPD 421 (a) certificates, and the HPD Cornerstone Program. Designed by The Stephen B. Jacobs Group, with interiors designed by Andi Pepper, building amenities include a fitness center, a children’s playroom, a sun terrace and lush landscaped outdoor gardens, on-site laundry rooms, and a 24-hour concierge. The development of Hampton Court also included a significant amount of community facility space occupied by branches of Senior Health Partners of New York, and the Social Security Administration.
